Roles and Responsibilities

President

  • Manage and lead all Board Meetings and annual BBIII Association meeting.
  • Participate on Main Channel Maintenance committee
  • Participate in and ensure BB3 dues are paid to MCMC annually
  • Ensure that markers are maintained, installed in the spring and removed in the fall-
  • Manage Architectural Control committee –final approval
  • The president shall be the chief executive officer of the Association, and shall preside at all meetings of the Association and of the Board of Directors.
  • Liaison with Township when required
  • The president shall have all the general powers and duties including, but not limited to, the power to appoint committees from among the members of the Association from time to time in the president’s discretion as may be deemed appropriate to assist in the conduct of the affairs of the Association

 

Vice President

  • Architectural Control-
  • Keep an eye open for any new construction that has not been approved by acritical control person(s)
    • Ensure Architectural Control form has been completed and all documentation has been received
    • Review subdivision and township requirements for new construction including our restrictions regarding single/double wide trailers, garages etc used construction material etc.
  • Waterway maintenance and weed control in conjunction with the Director
  • Develop and manage process to streamline the dues payment process
  • The vice president shall take the place of the president and perform the president’s duties whenever the president shall be absent or unable to act.
  • If neither the president nor the vice president can act, the Board of Directors shall appoint some other member of the Board to do so on an interim basis. The vice president shall also perform such other duties as shall from time to time are imposed by the Board of Directors

 

Treasurer

  • The treasurer shall have responsibility for all Association funds and securities and shall be responsible for keeping full and accurate accounts of all receipts and disbursements in books belonging to the Association.
  • The treasurer shall be responsible for the deposit of all monies and other valuable papers of the Association, in the name of and to the credit of the Association, in such depositories as may from time to time be designated by the Board of Directors.
  • Proper documentation of contractors and liability insurance etc.-in combination between treasurer and Vice President
  • Is responsible for all actions and duties associated with Article V
  • Assessment of Expenses for Violation of Covenants & Restrictions
  • Will arrange to complete an annual audit consistent with Article V Section E

 

Secretary

  • Maintain web page
  • Maintain address file
  • Maintain all aspects of Article II of the Bylaws
  • In charge of developing language or authorizing resources to approve of draft language to C/R’s or Bylaws
  • Ensure that the requirements of Article III of the Bylaws are being met
  • The secretary shall keep the minutes of all meetings of the Board of Directors and the minutes of all meetings of the members of the Association -these will be uploaded to the website - and shall have charge of the corporate seal and of such books and papers as the Board of Directors may direct

 

Director

  • Routine inspections for compliance of C/R
    • Grass Cutting
    • Trash and debris on property
    • Down or dangerous trees
    • Trash and trash cans (new)
    • Composting (new)
    • Debris on vacant lots, down trees, grass clipping etc
    • Report damage to roads to board as a result of new construction equipment
    • Speed control
  • Proper documentation of contractors and liability insurance etc.-in combination between treasurer and Vice President
  • Waterway maintenance and weed control in conjunction with the Vice President
  • Maintain a list of vacant lots in the association in conjunction with Vice President
